Kilmarnock, with a resident population of just over 46,000 persons at the last Census, is the principal settlement within East Ayrshire, and the town is strategically well placed for access to the main road and rail links in the West of Scotland.

Bonnyton Industrial Estate lies on the north side of the town and was developed jointly by the Scottish Development Agency and Kilmarnock and Loudoun District Council, mainly for letting purposes although a few sites, including the subject property, were marked for individual ownership. The property comprises a purpose built storage and distribution centre dating back to around 1982.

The main structure is formed with cavity brick/block outer walls and heavy duty steel trussed roof on solid block supporting pillars. The roof is of double-skin cement sheeted/profile metal construction.  The floor at ground level is of concrete construction with the mezzanine and loft areas having chipboard floor surfaces.  The mezzanine floor is a substantial structure of metal framework.

According to the Ordnance Survey map for the area, the site would appear to extend to approximately 3374 sq metres (0.83 acres).


Mains services of water, gas, electricity and drainage are laid on to the subjects.

Heating in the main warehouse is by means of a number of gas-fired warm air blowers. The office area is mostly serviced by a water filled radiator system, although three rooms have separate electric heaters .


The subjects are entered in the current Valuation Roll with a Rateable Value of £37,750. A new proprietor will have a right to appeal against this Assessment.
